Use of the Website, submission of an enquiry, completion of a booking or purchase/assignment of any service through it presupposes acceptance of these Terms of Use.
If you do not agree with any of these terms, please do not use the Website or the related services.
2. Scope of the Website
Through the Website, services are presented and, where applicable, provided or intermediated, including but not limited to:
- short-term accommodation in apartments, houses, villas and other tourist accommodation,
- property management and short-term rental management,
- real estate services and presentation of properties for purchase or investment,
- renovation and interior design services,
- organised excursions, trips and travel packages in Greece and abroad,
- vehicle rental,
- boat rental and marine activities,
- private and VIP transfers,
- other hospitality, concierge and travel experience services.
Depending on the service, Horizon Homes & Travels may act either as a direct provider/organiser, as a manager, or as an intermediary between the customer and a third-party partner.
Where a service is provided by a third party, the user will be informed accordingly during the booking process, in the confirmation or prior to entering into the relevant agreement.
3. Use of the Website
Users are required to use the Website exclusively for lawful purposes and in accordance with these Terms.
In particular, the following are prohibited:
- provision of false or misleading information,
- making fictitious or fraudulent bookings,
- use of the Website in a manner that may cause damage, malfunction or unauthorised access to its systems,
- copying, reproduction or commercial exploitation of content without prior permission,
- use of automated systems for collecting content without prior written consent.
The user is responsible for the accuracy and completeness of the information provided.
4. Accommodation Bookings
Accommodation bookings may be made through the online booking system to which the Website refers or through direct communication with Horizon Homes & Travels.
A booking is considered final only after completion of the required process and the sending of the relevant confirmation.
Availability displayed on the Website or booking system may change until the booking has been finally completed.
Before completing a booking, the customer must verify:
- the accommodation,
- arrival and departure dates,
- number and age of guests,
- final price,
- taxes or other statutory charges,
- required deposit,
- payment policy,
- cancellation or modification policy,
- any special terms applicable to the specific accommodation or rate plan.
Specific terms displayed during booking or included in the booking confirmation form an integral part of the agreement and, where more specific, prevail over these general Terms.
5. Prices and Payments
Prices are displayed in the currency stated in the relevant booking system or offer.
Before completion of the transaction, the customer is informed of the total charge and, where applicable, the deposit or amount payable in order to confirm the booking.
Any taxes, accommodation charges, environmental fees or other mandatory charges are included or displayed separately, in accordance with the applicable legislation and booking terms.
In the event of an obvious technical or typographical error in a price, Horizon is not obliged to honour a booking at an obviously incorrect price. The customer will be informed as soon as possible and will have the option either to accept the correct price or to cancel without charge where payment has already been made as a result of that error.
6. Cancellations, Modifications and No-Shows
Cancellation and modification terms may vary depending on:
- the accommodation,
- the period of stay,
- the offer,
- the selected rate,
- the period remaining before arrival.
For each booking, the policy disclosed to the customer before finalisation and included in the confirmation shall apply.
Certain rates or special offers may be non-refundable.
In the event of a no-show or early departure, the policy applicable to the specific booking shall apply.
For accommodation bookings relating to a specific date or period of stay, the general fourteen (14) day right of withdrawal applicable to certain distance contracts does not generally apply, in accordance with the statutory exceptions applicable to accommodation services provided on specific dates.
The above does not restrict any mandatory consumer right provided for under applicable law.
7. Guest Obligations and Use of Accommodation
Guests are required:
- to use the accommodation with due care,
- to comply with the accommodation’s operating and safety rules,
- to respect quiet hours and other occupants or neighbours,
- not to exceed the declared and permitted number of guests,
- not to cause damage to the property, equipment or common areas,
- not to engage in unlawful activities,
- to comply with any rules regarding pets, smoking, events or use of specific facilities.
The customer may be held liable for damage caused through fault or negligence by the customer or by persons for whom the customer is responsible, in accordance with applicable law.
Any more specific accommodation rules are disclosed in the listing, booking confirmation or upon check-in.
8. Check-in and Check-out
Arrival and departure times are determined per accommodation and are communicated to the customer before or after booking.
Requests for early check-in or late check-out are subject to availability and may incur an additional charge.
The customer must provide any information legally required for the stay and registration of guests.
9. Organised Trips, Excursions and Travel Packages
Through Horizon Homes & Travels and Ofrynio Travels, day trips, group travel, travel packages and customised travel services may be offered in Greece and abroad.
The exact services included, itinerary, price, participation requirements, travel document requirements, payment and cancellation terms, and identity of individual providers are disclosed before the booking is finalised.
Where a service constitutes a “package travel” arrangement or “linked travel arrangement” within the meaning of applicable legislation, the specific provisions of Presidential Decree 7/2018, as amended and in force, and any other relevant mandatory provisions of Greek and EU law shall apply.
The statutory rights of travellers under package travel legislation are not restricted by these Terms.
The traveller is responsible for holding valid travel documents, passports, visas, licences, insurance policies or other documents required for the relevant journey, unless otherwise agreed.
10. Changes to Excursions and Activities
The operation of excursions, marine activities, boat tours or other experiences may depend on weather conditions, sea conditions, instructions from competent authorities, minimum participation requirements or other safety-related conditions.
Where an activity cannot be carried out for safety reasons or for reasons beyond the reasonable control of the organiser, the terms disclosed for the specific service and the relevant legal provisions shall apply.
11. Car Rentals, Boat Rentals and VIP Transfers
Car rental, boat rental, private transfer, VIP transfer or other premium services may be provided directly by Horizon or by independent partners.
Where a third-party provider is involved, additional provider-specific terms may apply, including:
- minimum driver age,
- driving licence requirements,
- security deposit requirements,
- insurance coverage,
- fuel policy,
- usage restrictions,
- boat licence or handling requirements,
- weather restrictions,
- collection times and locations,
- cancellation policy.
The applicable terms are disclosed before confirmation of the relevant service.
12. Third-Party Services
Certain services presented on the Website may be provided by independent businesses or professionals.
Where Horizon acts exclusively as an intermediary, the main contract for the provision of the relevant service is entered into between the customer and the respective third-party provider.
Horizon is not exempt from any liability imposed on it by mandatory law due to its role as organiser, seller, intermediary or under any other legal capacity.
13. Real Estate
Information concerning properties offered for sale or investment on the Website is provided for informational purposes.
Photographs, floor plans, areas, prices, descriptions, return estimates and other details are based on information available at the time of publication and may be amended.
The display of a property on the Website does not in itself constitute a binding offer to enter into a contract.
Before any purchase, investment or other transaction, interested parties are required to carry out, with advisers of their choice, all appropriate legal, technical, planning, tax and financial due diligence.
Any reference to projected or guaranteed returns is governed exclusively by the specific terms of the corresponding written agreement or investment programme and should not be regarded as a general guarantee of investment performance.
14. Property Management
Property management services may include, indicatively:
- booking management,
- guest communication,
- check-in and check-out,
- cleaning,
- management of booking platforms,
- pricing strategy,
- marketing and promotion,
- guest support,
- technical support and maintenance,
- property photography.
The exact scope of services, fees, obligations of the parties and financial terms are determined in a separate agreement with the property owner.
Any reference on the Website to increased bookings, revenue or performance describes the objective of the services and does not constitute a guarantee of a specific financial result unless expressly agreed otherwise in writing.
15. Renovation and Interior Design
Renovation, design or interior design services are provided on the basis of a separate quotation or contract.
The final price, timetable, scope of works, materials, technical specifications, payment terms and any warranties are determined in the relevant written agreement.
Project photographs, before/after material, designs and examples displayed on the Website are indicative and do not constitute a promise that a different project will achieve an identical result.
16. Accuracy of Information
Horizon makes reasonable efforts to ensure that information on the Website is accurate and up to date.
However, typographical errors, temporary inaccuracies or changes in prices, availability, services, amenities, opening hours or features may occur before the Website has been updated.
Photographs of accommodation and services are intended to provide as representative an image as possible. Minor differences in decoration, equipment or layout may occur.
17. Links to Third Parties
The Website may contain links to external websites, booking platforms, maps, social media networks or third-party services.
Such external services are governed by their own terms of use and privacy policies.
Horizon does not control the content or technical operation of independent third-party websites.
18. Intellectual Property
The content of the Website, including but not limited to text, photographs, graphics, logos, trademarks, design, videos and other material, is protected by applicable intellectual and industrial property legislation.
Copying, reproduction, modification, distribution, publication or commercial exploitation of the content without prior written permission from the relevant rights holder is prohibited.
19. Limitation of Liability
Horizon is responsible for the fulfilment of its obligations in accordance with applicable law and the specific agreement entered into with the customer.
It shall not be liable for damage caused exclusively by:
- an act or omission of the customer,
- inaccurate information provided by the customer,
- failure to follow safety or usage instructions,
- the act of a third party unrelated to the provision of the agreed service, where such act could not reasonably have been foreseen or avoided,
- extraordinary and unavoidable circumstances, to the extent provided by law.
Nothing in these Terms is intended to exclude or limit any liability that may not lawfully be excluded or limited under Greek or EU law.
20. Force Majeure and Extraordinary Circumstances
Horizon shall not be liable for delay or inability to perform obligations where this is caused by events beyond its reasonable control, including, indicatively, natural disasters, extreme weather conditions, fires, strikes, acts of war, terrorist acts, pandemics, government measures, travel restrictions, serious transport disruption or other extraordinary and unavoidable circumstances.
In every case, any rights arising under mandatory legislation, particularly legislation governing package travel, shall apply.
21. Personal Data
Personal data is processed in accordance with the General Data Protection Regulation (EU) 2016/679 – GDPR, applicable Greek legislation and the Website’s Privacy Policy.
Information may be collected, among other circumstances, when:
- making a booking,
- submitting a contact form,
- subscribing to a newsletter,
- expressing interest in a property or service,
- purchasing or participating in a trip or activity.

Horizon makes every reasonable effort to resolve disputes amicably and promptly.
Consumers may also, where the relevant conditions are met, refer a dispute to a recognised Alternative Dispute Resolution body, such as the Greek Consumer Ombudsman, in accordance with applicable legislation.
24. Governing Law
These Terms are governed by Greek law and applicable European Union law.
Any dispute that cannot be resolved out of court shall be subject to the jurisdiction of the courts determined by applicable procedural and consumer protection legislation.
The above choice of law does not deprive consumers residing in another country of any mandatory protections granted to them by legislation which applies compulsorily to them.
25. Amendments to the Terms
Horizon reserves the right to amend these Terms in order to reflect changes to its services, the operation of the Website or applicable legislation.
The version in force at any given time is published on the Website together with the date of the latest update.
Changes to the general Terms do not retroactively alter the specific contractual terms of bookings already confirmed, unless required by law or agreed with the customer.
26. Severability
If any provision is found to be invalid or unenforceable, this shall not affect the remaining provisions, which shall continue to apply to the extent permitted by law.
